Tenant Fees
In accordance with the Tenant Fees Act 2019, letting agents are only permitted to charge certain payments to tenants. This page sets out all permitted payments that may be required in connection with a tenancy.
We do not charge any fees to tenants other than those permitted by law.
Permitted Payments
Rent - Rent payable under the tenancy agreement.
Holding Deposit - Equivalent to one week’s rent, payable to reserve a property. This is refundable subject to the conditions set out in the Tenant Fees Act 2019.
Tenancy Deposit - Capped at five weeks’ rent and protected in a Government‑approved tenancy deposit protection scheme.
Default Fees - Payable only in the event of a tenant default, such as late payment of rent or replacement of lost keys or security devices. Any default fee must be reasonable, limited to the loss incurred, and supported by evidence.
Utilities & Services - Tenants are responsible for utilities, council tax, TV licence and telecommunications services during the tenancy, where applicable, unless these are included within the monthly rent as expressly stated in the Tenancy Agreement.
All permitted payments include VAT where applicable.
No other fees or charges are payable by tenants unless expressly permitted by the Tenant Fees Act 2019.
